Steps to Buying New Home Construction

Buying a new home construction is an exciting process that offers the opportunity to design and customize your dream home. It involves purchasing a property that is either currently under construction or yet to be built. Here are the basic steps involved in buying a new home construction:

  1. Excellent! You have decided to start the journey and build your dream home by buying a new home construction. 
  2. Make sure at the first visit to let the sales counselor know you are a represented buyer or working with a REALTOR.  Provide them with your REALTOR’S information.  This is crucial so that your REALTOR can assist you in the new home construction process, and the sales counselor will be aware.
  3. Community Selection Process – time to choose which community may be an excellent fit for your lifestyle.
  4. Select Model and Lot – What new home construction model do you see yourself living in? What lot and location are available within the community?
  5. Money to hold the model and lot – the sales counselor will require a deposit.  It may be in a form of a personal check, cashier’s check, or wire transfer.
  6. Sign documents – Once you decide on a new home construction community, the sales counselor will require you to sign your contract to move forward.
  7. Delivery Estimate – The sales counselor will provide an estimated closing date for your new home construction.
  8. Design Center – It’s time to make your decisions on your new home construction.  Depending on the upgrades that you selected, the sales counselor may require additional money down.   This can take place at an actual design center or model home depending on the builder.
  9. Financing – if you are financing, the sales counselor will recommend in-house lenders that provide closing cost incentives for new home construction.  You are NOT obligated to use them.  You can use outside lenders too.  Check with your REALTOR for guidance.
  10.  Pre-construction meeting – the sales counselor will schedule with you together with the builder to discuss the construction of your home.  We have created a comprehensive guide so you know what to expect. There may be a pre-sheetrock meeting, initial walk-through, and final walk-through.
  11.   Inspections – You can call 3rd party home inspectors in the pre-sheetrock phase (or pre-drywall) and prior to the initial walk-through. Your REALTOR will be able to guide you. Once the construction of your new home is nearing completion, you will have the opportunity to participate in an initial walk-through with the builder. This initial walk-through is a crucial step in the buying process as it allows you to inspect the property and identify any issues or areas that require attention.  Again your REALTOR will be able to help you here and even be with you during the initial walk-through.
  12.  Closing – the sales counselor, along with the coordination of the title company, lender, and your REALTOR, will schedule the closing for your new home construction.  Congrats you get the keys!!!
