A reliable Rice Military valuation is one that separates sold prices from asking prices, matches the property type, uses a defensible time window, reads price per square foot in context, and shows its comparable sales. Any number that fails one of these tests should be treated as a rough indicator rather than a price.

Test 1: Is the figure a sale price or a list price?

Sale prices measure what buyers paid. List prices measure what sellers hoped for. On a single Homes.com page for Rice Military townhomes, the median list price is $615,000 while the median sale price is $550,000, a gap of roughly 12 percent. A seller who prices from active listings alone starts about one-eighth too high.

Test 2: Does the comparison match the property type?

Rice Military contains fee-simple townhomes, townhomes inside HOA-managed gated communities, detached single-family homes, and condos ranging from entry-level units to luxury high-rise residences. A neighborhood median blends all of them. A valuation is only useful when the comparable sales share the same ownership structure, size range, and age as the property being valued.

Test 3: Is the time window and sample size defensible?

Rice Military is a small submarket. One Homes.com page reports 128 home sales over a trailing twelve months, and another reports 108. With samples that small, a few luxury closings or a few distressed sales can move a monthly median noticeably. Longer windows are steadier, and shorter windows are more current.

Test 4: Is price per square foot read in context?

Price per square foot is a comparison tool, not a valuation. Redfin’s neighborhood page reports $231 per square foot, while Homes.com pages report $319 to $342. Four April 2026 closings listed on Redfin’s neighborhood page, calculated from their listed sale prices and square footage, ranged from about $208 to $402 per square foot. Finish level, lot size, age, and ownership structure explain most of that spread.

Test 5: Can the person giving the number show their comparable sales?

An automated estimate returns a number. A comparative market analysis (CMA) prepared by a licensed agent returns a number and the sold properties that support it. A valuation that cannot show its comparables cannot be checked.

Rice Military Prices Differ by Source Because Each Source Measures a Different Thing

Published Rice Military figures disagree because each source defines the neighborhood boundary, the property mix, and the time period differently. The disagreement is a methodology difference, not necessarily an error.

Redfin’s competitiveness score of 47 out of 100 and Homes.com’s 5.5 to 7.7 months of supply are consistent with a market where buyers have room to negotiate. In that kind of market, pricing accuracy matters more than a high opening price.

Automated estimates are least reliable when the home is not listed

Zillow publishes a nationwide median error of roughly 2 percent for on-market homes and roughly 7 percent for off-market homes. Those are national and metro-level figures, not Rice Military figures. On a $600,000 townhome, a 7 percent error equals about $42,000. Texas is also a non-disclosure state, meaning sale prices are not part of the public deed record, so valuation accuracy depends heavily on access to MLS sales data.

The appraisal district value is a fifth number

The Harris Central Appraisal District value is used to calculate property taxes. It is not a market price and is not designed to predict one. Texas homeowners may protest an appraisal; the standard deadline is May 15 or 30 days after the notice is mailed, whichever is later. A valuation prepared for a sale and a valuation prepared for a tax protest answer different questions.

Townhomes, Single-Family Homes, and Condos Each Need a Different Valuation Method

Rice Military property type determines which comparables apply and which costs reduce a buyer’s offer. Using one method for all three produces unreliable numbers.

Townhomes

Homes.com median townhome sale prices in Rice Military run from roughly $682,500 to $750,000 across its pages, above the neighborhood-wide medians. Within that group, value depends on whether the townhome is fee-simple or part of an HOA, the size of the lot or footprint, the age and builder, the finish level, and whether the community is gated. Rice Military includes guard-gated townhome communities with shared parks and pools, which appeal to a different buyer than a standalone fee-simple townhome on its own lot.

Single-family homes

Homes.com reports median single-family sale prices of $554,200 to $596,250. Single-family value in Rice Military is shaped heavily by lot size and by whether the home is an original bungalow, a renovated home, or newer construction. Buyers in these categories are comparing against each other, not against townhomes.

Condos

The word condo covers a very wide range in Rice Military. Homes.com shows median one-bedroom sale prices of about $205,000 to $220,000, while one neighborhood page shows a median condo price of $2,570,000. That spread signals very different product types sharing one label. Condo valuation also depends on HOA dues, reserve health, any special assessments, floor and view, and whether buyers’ lenders will approve the building. A condo comparison should stay within the same building or a nearly identical one.

School Zoning and Location Add Value Only When Verified

Rice Military homes are generally zoned to Memorial Elementary, Hogg Middle, and Lamar High School in Houston ISD, but zoning is address-specific and should be confirmed with HISD before it appears in a listing. Hogg Middle and Lamar are both IB World Schools. The Rice School is an all-magnet campus with no zoned attendance, and its name does not indicate any connection to Rice Military zoning. Location advantages such as the short drive to downtown are real, but they are already reflected in nearby comparable sales and should not be added on top of them.

Rice Military Valuation Logic Does Not Transfer to Other Houston Submarkets

Rice Military is valued on corridor-level comparables, property type, and ownership structure, while neighboring luxury and master-planned markets are valued on different drivers.

  • River Oaks prices on lot value, deed restrictions, and pocket-level differences. Published River Oaks medians range from roughly $2.1 million to over $3 million depending on the source, several times the Rice Military range.
  • The Woodlands is a master-planned community north of Houston with its own township governance and a different mix of school districts and tax structures. Comparable-sales logic there runs through village and subdivision, not an inner-loop townhome corridor.
  • Auburn Lakes follows subdivision-level comparables rather than a corridor-wide median, so a Rice Military price per square foot cannot be applied to it.

A seller who compares their Rice Military townhome to any of these markets is comparing different products.

Five Mistakes That Cost Rice Military Sellers Money or Time

Rice Military sellers lose money or time when they treat one number as the price. The most common errors are these:

  1. Anchoring on an online estimate. An off-market estimate can miss by about 7 percent, and it cannot see updates, finish quality, or HOA terms.
  2. Pricing from active listings. Listed homes reflect hopes, not closings. Sold comparables from the last 90 to 180 days are the stronger reference.
  3. Applying one price per square foot to every property. The $208 to $402 spread among four 2026 closings shows why a single figure misleads.
  4. Skipping HOA and building documents. Dues, reserves, rental restrictions, and pending assessments change what buyers offer. Gathering them before listing shortens negotiations.
  5. Assuming school proximity equals school zoning. Buyers verify attendance zones, and an unverified claim in a listing can cost credibility.

Pricing a home well above comparable sales can also stretch days on market. Among April 2026 closings listed on Redfin’s neighborhood page, time on market ranged from 39 days to 206 days, while Homes.com reports an average of 53 to 54 days overall.

Since January 1, 2026, Texas law under SB 1968 requires a written agreement between buyers and their agents before touring. Sellers should ask how buyer’s-agent compensation is being handled at listing, because it affects net proceeds.
