Sugar Creek is the first community you’ll see while driving into Sugar Land from Houston on I-59. The majority of the 1700+ homes in this area were built between 1972 and 1983, with a few New Orleans-style homes thrown in for good measure. These homes are typically two-story homes with three bedrooms, two baths, and around 2867 square feet with two-car garages, with a median lot size of 9365 square feet. 

Sugar Creek, one of Fort Bend’s earliest and best master-planned neighborhoods, gracefully meanders around the Sugar Creek golf course, which is home to the Sugar Creek Country Club. Because this is an older community, there are few facilities available unless you join the country club.

Sugar Creek Sugar Land is close to Farmers Market, Fort Bend Children’s Discovery Center, Imperial Market, First Colony Mall, AMC Theatre, Town Square, Whole Food’s Market, Restaurants, Parks and recreation, and Smart Financial Center.

Pros: Low property taxes, affordable rates, nearby shopping and restaurants, mature trees and landscaping, not in a high-risk flood zone, golf course properties, estate-sized lots, and a few waterfront homes here in Sugar Creek Sugar Land.

Cons: Only resale properties are available, energy-efficient homes are not, many homes will need updating/remodeling, and some homes are zoned for Stafford schools.

Sugar Lakes Sugar Land is a 440+ house development located in Sugar Land Texas, right off I-59 south of Houston. This 330-acre waterfront neighborhood was created around stunning lakes and wildlife reserves by Monarch Development of Texas, Inc.

Sugar Lakes has a wide range of custom homes and family-friendly floor layouts.

Cons: Only resale properties are available, energy-efficient homes are unavailable, and many homes will require updating or remodeling.

Constellation Field

Sugar Land’s Sweetwater area is a beautiful, upmarket neighborhood in the middle of the city. With around 570 houses, it is one of the best sugar land golf course communities. Sweetwater is home to some of Fort Bend’s greatest schools, which are built around the Sweetwater golf course and country club. The First Colony Homeowners Association governs this area.

Pros: High-performing schools, luxury residences, nearby shops, nearby restaurants, mature trees and landscaping, non-flood-prone areas, and golf course properties are all accessible.

Cons: Higher property taxes, a scarcity of mature trees, the lack of new construction houses, the lack of energy-efficient buildings, and the necessity to update/remodel older homes are all factors to consider.

AMC Theatre

Sugar Mill Sugar Land | Sugar Land Texas

Sugar Mill Sugar Land is located north of Highway 90 on the north side of Sugar Land. The majority of the 1000+ homes in this area were constructed between 1979 and 1993 and are Traditional in design. These homes are typically two-story homes with three bedrooms, two baths, and around 2423 square feet with two-car garages, with a median lot size of 9069 square feet.

This is an established community with several waterfront properties available.
